An existing client enlisted Manor Architecture to transform their newly purchased 1960s bungalow. Their goal was to maximise the property's potential by adding a second floor and increasing the number of bedrooms from two to four.
However, the property's location within designated Open Countryside presented a challenge, as restrictions limited additional floor area. To navigate these limitations, Manor Architecture conducted a thorough review using internal and external point cloud surveys. This allowed for precise volumetric and area assessments compared to the original layout as built. This ensured the proposed additions complied with the council's policy on percentage increases.
The planning application achieved approval within the eight-week statutory period with minimal conditions, fulfilling the client's aspirations from the start. Through thoughtful architectural design, we maximised the existing roof space. This involved raising the ridge height, extending the gables at each end, and slightly increasing the eaves height. By utilising the roof volume effectively, we were able to create a second floor within the allowable footprint ensuring that all space was classed as saleable as defined by RICS guidance resulting in the maximum saleable floor area for the footprint.
This roof extension minimized the need for outward expansion, resulting in cost savings by leveraging the existing space efficiently. The rear of the property was redesigned to capitalize on the stunning views, which were previously obstructed by a low-quality conservatory. The family area on the ground floor and the master suite on the first floor now boast these impressive vistas. The remaining space was reorganised to move all bedrooms to the first floor, each with a private en-suite and ample size, offering panoramic views from all sides which has truly transformed this building into a family home for the future.
