Development Planning & Design
Good residential development starts with understanding what a site can realistically and commercially support. We prepare feasibility and capacity studies, masterplans, residential layouts, concept house types and elevations, Design and Access Statements, pre-application material and planning submissions. Working with planning and specialist consultants, we coordinate the design around policy, site constraints, market requirements and delivery. Our aim is not simply to secure consent, but to establish a viable and efficient scheme that can progress confidently into technical design.
Stage 4 Technical Design & Delivery
Once planning is in place, we turn the approved scheme into coordinated, construction-ready information. Our Stage 4 service covers complete architectural working drawing packages, adaptation of standard house types, bespoke house types and apartment buildings, together with the schedules, details and consultant coordination required for delivery. Before developing the package, we review the consent for compliance, buildability and opportunities to add value. Where appointed, we also fulfil the Building Regulations Principal Designer role as part of the technical service.
Scheme Optimisation & Technical Takeover
We are experienced in taking over consented, partially designed or technically challenging residential schemes. We begin with a focused review of the planning and technical information, identifying coordination gaps, compliance risks, inefficient layouts and unnecessary house type variation. We then establish a clear route forward rationalising designs, resolving outstanding issues and developing coordinated information for construction. The objective is to protect the consent while improving buildability, controlling cost and recovering momentum.
Embedded Technical Partnerships
Some clients need more than a standalone appointment; they need reliable technical capacity that understands how their business operates. We work as an extension of in-house teams, using the client’s established standards, house type ranges, CAD/BIM systems and approval processes. Support can range from additional resource during busy periods to the recurring delivery of complete project packages. This provides flexible capacity without sacrificing consistency, accountability or the familiarity of an established technical team.
