Commercial thinking for residential development

Founded in 2022 by Managing Director Ryan Brookes, the practice is led jointly by Ryan and Director Lewis Jolliffe. We work with regional and housebuilders, developers, land promoters and landowners. 


We combine commercial thinking with practical housebuilding and technical delivery experience. This means looking beyond how a scheme appears on paper to consider how effectively it uses the site, how efficiently it can be built and how well it supports the client’s wider commercial objectives.


Our work spans site feasibility and planning, scheme optimisation, complete Stage 4 technical design packages and technical takeovers. We can lead a project from the outset, improve an existing consent or work as an extension of a client’s technical department using its established standards and CAD/BIM systems.


Every appointment receives senior-level involvement, responsive communication and clear accountability. We challenge inefficiency, resolve coordination and compliance gaps, and deliver practical solutions that improve value, buildability and project delivery.

Senior involvement from the outset

   Clients work directly with the directors responsible for leading and delivering their projects. Ryan and Lewis each remain closely involved in the appointments they lead, providing continuity from the initial brief through every stage of delivery and ensuring decisions reflect the scheme’s commercial, design and construction priorities. This direct relationship supports faster decisions, clearer communication and genuine accountability.
