The Coppice, Wheelock

Manor Architecture were appointed by Edgefold Homes to deliver the RIBA Stage 4 technical design for The Coppice, a compact development of eight premium homes on Mill Lane in Wheelock. The scheme provides a varied mix of two bedroom bungalows alongside three and four bedroom houses, creating an attractive development suited to a range of household needs.

The project was inherited with planning permission already in place. Through a detailed review of the approved scheme, we identified opportunities to rationalise the house-type range, reducing the number of unique designs and introducing greater repetition and consistency across the development. This retained the architectural integrity of the original proposals while improving buildability, efficiency and the scheme’s overall commercial viability.

The homes maintain a traditional architectural character through the use of red brick, cream render, pitched slate roofs, prominent gables and carefully considered timber detailing. These elements provide variety and visual interest while allowing common construction details and components to be used throughout the development.

Our Stage 4 commission included the preparation and coordination of the complete architectural working drawing package, together with the development of the bungalow designs to meet the wheelchair user dwelling requirements of Approved Document M4(3). The Coppice demonstrates how thoughtful technical rationalisation following planning approval can improve construction efficiency and commercial performance without compromising the quality or character of the original design.
