Land at Springside Road, Walmersley

 Manor Architecture were appointed by Edgefold Homes to develop reserved matters proposals for 12 detached family homes at Springside Road, Walmersley, following the granting of outline planning permission in 2023. The development comprises seven three-bedroom, two four bedroom and three five bedroom properties, providing a total of approximately 1,554m² of residential floor space.

A detailed review of the layout and house type mix enabled the scheme’s saleable floor area and overall site value to be increased without making the development feel cramped or overdeveloped. Longer house types were positioned across the widest parts of the site, maintaining a coherent street scene while providing generous gardens, appropriate separation distances and well-planned family accommodation.

The layout responds carefully to the site’s settlement edge location, highways requirements and adjoining public rights of way. A landscaped internal street, retained hedgerows, new tree planting and traditionally designed homes help the development integrate with its surroundings and establish an attractive residential character.

Reserved matters approval was secured unanimously at planning committee in September 2026. Springside Road demonstrates how commercially informed architectural design can unlock additional value from a constrained site while maintaining design quality, neighbouring amenity and a strong sense of place.
