iCare International, a Stockport-based care home company, recently acquired several properties with existing planning permissions secured by the previous owners. Manor Architecture was brought in to review these permissions and provide a more economical and commercial care home design.
A comprehensive review, encompassing both planning and building regulations, revealed the need for technical adjustments to the previous architects' architectural designs. Key issues were identified which resulted in the proposed plans being unable to meet the requirements of building regulations, therefore resulting in a design which was not able to be built out.
With Manor Architectures expertise in care home refurbishments a plan of rationalisation was devised. This plan addressed all non-compliance issues and revisited the designs to maximise the efficiency of bedrooms to create essential requirements such as assisted bathrooms which were missed, whilst also ensuring adherence to the latest building regulations within the parameters of the existing planning consent.
This review process, applied to iCare's sites in Marple and Stockport and enabled them to create a clear financial plan (CAPEX) for the next two years. This plan will not only guide the extensions and refurbishments of their existing estate but also lay the groundwork for future strategic acquisitions of new care homes.
