Noak Hill, Billericay

 Manor Architecture were appointed by a private client to design a substantial replacement dwelling at Noak Hill Close in Billericay. The brief was to replace the existing property with a distinctive six-bedroom family home offering approximately 378m² of accommodation across three floors, while responding sensitively to the scale and character of the established residential street.

The architectural design combines traditional proportions and materials with a more contemporary approach to family living. Red brick, light-toned bays and banding, prominent gables, dormer windows and a dark tiled roof create a carefully composed frontage that complements its surroundings. To the rear, a contrasting dark-clad extension and extensive glazing establish a more modern character and strengthen the relationship between the principal living space and garden.

Internally, the house is organised around a generous entrance hall and gallery landing. A 64m² open-plan kitchen, dining and living space forms the heart of the home, complemented by a separate formal lounge, boot room, utility, plant room and integrated garage. The upper floors contain six bedrooms, including a substantial principal suite, together with an office/studio, laundry and flexible family accommodation.

Careful consideration was given to the relationship with neighbouring properties. The building’s position, height, gable projections and window arrangement were refined during the planning process, with privacy-sensitive glazing and considered setbacks helping to protect adjoining amenity. Much of the established rear garden and boundary planting has also been retained.

Full planning permission was secured in December 2024, with a subsequent variation approved to refine and reduce the building footprint following detailed site investigations. Manor Architecture have since progressed the scheme through its technical and Building Control stages, translating the original design concept into a coordinated and deliverable luxury home.
