Meadow Brook, Sandymoor

Manor Architecture were appointed by Keepmoat Homes to deliver the RIBA Stage 4 architectural design for Meadow Brook, a major mixed-tenure development of 199 new homes at Sandymoor, Runcorn. With planning permission already secured, our role was to translate the approved architectural vision into a coordinated and construction-ready technical design.

The commission involved adapting 12 of Keepmoat’s core-range house types to recreate the distinctive planning-approved elevations, comprising five traditional masonry designs and seven timber-frame designs. Alongside these, Manor Architecture developed 11 bespoke house types, four additional variants and two apartment blocks, integrating each element with Keepmoat’s established construction standards and technical requirements.

A defining characteristic of Meadow Brook is its highly detailed brickwork. The planning concept incorporated variations in brick bond, projecting and recessed feature panels, stacked-header detailing and carefully considered treatment around openings and rainwater goods. Our technical team developed these architectural features into consistent, repeatable and buildable details that could be applied successfully across the different house types and construction systems.

The project was developed collaboratively in BIM, with the architectural information coordinated alongside the wider consultant team and timber-frame manufacturer. By combining Keepmoat’s proven core range with carefully resolved bespoke designs, Manor Architecture helped retain the distinctive architectural identity of the consented scheme while delivering the consistency, efficiency and technical certainty required for construction at scale.
