Manor Architecture were asked by one of our property developer clients to assist them with the extension and remodel of their new home to rationalise the previous owners extensions and create better use of the space. They also wanted to replace and extend over the garage at the side of the property to create a new leisure facilities within the extension.
Utilising our expertise in "superhome" design, we re-planned the internal space to "tick the value add" boxes to ensure that the additions to the property gained parity with the most valuable properties in the area. By rationalising the internal space at ground floor, we were able to create a create a better location for the kitchen and create a large family day-living area with glazing opening out on the to patio which is proposed to have an alfresco dining area and outdoor kitchen.
At first floor we created a larger family bathroom in place of the smallest bedroom and the addition of en-suites to the large bedrooms which added to the functionality of the bedrooms added to the high end feel of the house. The inclusion of the of the cinema room and gymnasium above the new heated double garage added valuable saleable floor area and a point of differentiation from the current offer in the immediate area.
Externally we changed the look and feel by the addition of small extensions to the property to maximise the sizes of bedrooms and also create kerbside appeal with the overhaul of the entrance to the house and the creation of an "in and out" driveway around a new landscaped boarder. These changes have transformed the look and feel of the house and gave the client the "wow factor" they were looking for.
When we undertake these types of project we want to ensure that we look at the whole opportunity to add value whilst looking at the most cost effective ways to build towards out clients vision whilst keeping the budget realistic.
For this project we undertook a full internal and external visualisation of the house to walk the client through the proposals in real time, refining ideas and ensuring they are happy with the design prior to going for planning. This helps ensure that the design we submit for planning has been reviewed and signed off to give the client the confidence of what they get at the end of the process. We also find having a visual representation to show the builder keeps everyone's visions aligned on the project.
